EPN Group seeks to achieve value-add equity returns through its investment activities. While EPN will consider investments in all other commercial property segments, our principal focus is on grocery anchored retail centers, lifestyle centers, power/community centers and regional malls.
EPN seeks larger, complex opportunities where we believe the market has mispriced an asset or portfolio of assets on a relative risk basis due to one or more factors. Our primary focus is the pursuit of well located properties where value can be added as a result of complex recapitalizations, leasing, strategic management and operations or completion of physical improvements. While no deal is typical, we prefer asset or portfolios with an NOI of at least $5 million and occupancy of at least 80%.
EPN will acquire 100% fee simple interests, partial equity interests, or debt positions that provide a clear path to ownership.
EPN has formed partnerships with high quality, reputable real estate owners/operators and remains interested in creating ventures with new partners. EPN is most interested in partnership opportunities where EPN can make an investment of $50+ million, the asset or portfolio of properties jointly owned have an NOI in excess of $10 million, and the partner has proprietary access to other deals and a strong roster of tenant relationships.
